What are the requirements for each Applicant?

If an applicant does not meet any of the requirements listed below, then they must have a co-signer. The co-signer must also meet the listed requirements, and must reside in the state of California.

  • Rental History: Applicant must have a positive prior rental history.     
  • Income: Applicant must have a monthly income that equals two times the full monthly rent. Combined applications must have monthly income that equals three times the full monthly rent. Paystub is required for proof of income.     
  • Credit: Applicant must have a positive credit rating and not exceed an acceptable debt to income ratio.

Can applicants have a co-signer?

Yes! Applicants can have a co-signer if their income/credit history/rental history does not conform to our requirements.

Are pet's allowed at Talmadge Canyon Park?

We do allow pets at Talmadge Canyon Park. Our pet policy is 2 pets per apartment. Cats require an additional $300 deposit and dogs require an additional $500 deposit. A pet interview may be required based on the size/breed of your pet.
